Priorización de criterios para la evaluación de la gestión del mantenimiento en edificios multifamiliares

RESUMEN: El mantenimiento para la conservación de
edificios involucra actividades técnicas, administrativas
y de gestión. Para conocer el desempeño de un edificio
en el área de gestión del mantenimiento es necesario
saber qué medir. El objetivo de la investigación fue
priorizar los criterios para la evaluación de la gestión
del mantenimiento en edificios multifamiliares. Se
trató de responder las preguntas ¿cuáles son los
requerimientos y criterios para la evaluación de la
gestión del mantenimiento de edificios multifamiliares?
y ¿cuáles son sus ponderaciones? La investigación se
desarrolló en tres fases: determinación de los criterios
de evaluación, priorización de los criterios y definición
del método de evaluación. El estudio determinó que
los requerimientos relevantes para la gestión del
mantenimiento de edificios multifamiliares son: diseño
del edificio, riesgos laborales en el mantenimiento, y
planificación, programación y control del mantenimiento.
Se evaluó un edificio multifamiliar como caso de estudio
en la ciudad de Cuenca, Ecuador.
ABSTRACT: Maintenance to conserve a building involves
technical, administrative and management activities.
To know the performance of a building in the area of
maintenance management it is necessary to know
what to measure. The objective of the research was to
prioritize the criteria for the evaluation of maintenance
management in multifamily buildings. For this purpose,
it was necessary to answer the questions: what are
the requirements and criteria for the assessing of the
maintenance management of multifamily buildings? and
what are their weights? The research was developed in
three phases: determination of the criteria, prioritization
of the criteria and definition of the assessment method.
The study determined that the relevant requirements for
maintenance management of multifamily buildings are:
building design, occupational hazards in maintenance,
and maintenance planning, scheduling and control. A
multifamily building in Cuenca Ecuador was evaluated
as a case study.
