Análisis del precio de construcción en obras escolares. Escuelas primarias Ramón Padrón y Sergio González
Abstract
ResumenLa definición de Indicadores de Valor Financiero ($/m² y $/m³)
tiene gran importancia, ya que permite evaluar
económicamente las soluciones dadas a nuevos proyectos,
además de constituir una herramienta en la estimación de
presupuestos. En la actualidad solo es posible prever el
presupuesto de un proyecto después que exista un
anteproyecto, e incluso después de realizado este, no es
posible conocer si el presupuesto calculado se encuentra en
un intervalo lógico en función de algún valor previamente
establecido. Con el objetivo de realizar un análisis comparativo
entre los presupuestos resultantes de la construcción de
escuelas primarias con diferentes sistemas constructivos se
realiza el presente trabajo a partir del estudio de los
presupuestos resultantes de ambos casos de estudio y la
comparación de los Indicadores de Valor Financiero obtenidos.
Los resultados muestran que las escuelas primarias construidas
con Sistema Abierto de Esqueleto (SAE) son 1,5 veces más caras
que en las que se utiliza Sistema tradicional con vigueta y bovedilla
como elementos de entrepiso y cubierta. También se llega a
resultados en cuanto a Indicadores de Valor Financiero en obras
escolares y otras particularidades en la composición del
presupuesto analizado.
